Mill Creek Residential sold Modera Davis in 2020. Modera Davis was a luxury apartment community located at the south end of the Pearl District. The 11-story mixed-use development, positioned at the intersection of NW 10th Avenue and NW Davis Street, featured 204 apartment homes over 9,000 square feet of ground-floor retail. Constructed to a LEED Silver standard with the goal of achieving Gold, Modera Davis consisted of studio, one- and two-bedroom homes with an average square footage of 674. Lofts and open one-bedroom layouts were also available. Community amenities included a club-quality fitness center, clubroom, garage parking and a rooftop deck with views of the Willamette River and city skyline.

Apartment interiors were equipped with stylish open floor plans, energy-efficient stainless-steel appliances, solid surface countertops, wood plank-style flooring, full-size Energy Star washers and dryers, energy-efficient lighting, efficient low-flow plumbing fixtures and air conditioning.

Situated at 221 NW 10th Avenue, Modera Davis benefited from a prime walking location and was within close proximity to transportation options, including the Portland Streetcar that runs along 10th Ave. The commuter-friendly site was located less than half a mile from the downtown area with easy access to the city’s thoroughfares, including Interstate 405, Interstate 5 and Burnside Street, which travels above the Willamette River and connects to East Portland.
