Mill Creek sold Modera Ballard in June of 2018.  Modera Ballard, developed by Mill Creek, is a pedestrian-friendly apartment community located four miles north of downtown Seattle in the venerable Ballard neighborhood. The community, featured 132 apartment homes contained in a six-story building, and was situated one block north of Market Street on the north shore of Salmon Bay.

Modera Ballard included studio, one-, two- and three-bedroom homes ranging in square footage from 533 to 1,175 and included two stories of subterranean parking. Community amenities included a fitness center, club room with outdoor courtyard, dedicated bike and storage rooms and a rooftop deck that featured a dog run, barbecue area and views of Puget Sound, the Olympic Mountains and Seattle skyline. Apartment interiors were equipped with energy-efficient stainless steel appliances, quartz countertops, high-end finishes and laminate wood flooring. Select homes had patios or balconies.

The community benefited from a prime location that rated 97 of 100 on Walkscore.com. With an eclectic mix of retail, dining and entertainment options and close proximity to professional employment opportunities in downtown Seattle, South Lake Union and tech-savvy Fremont, the site was among the most desirable in the northwest portion of the metro area.
