Mill Creek Residential has bolstered its South Florida presence with the development of Modera Coral Springs, a luxury mixed-use apartment community located in the heart of vibrant Coral Springs. The community includes two phases, and is part of the greater Cornerstone at Downtown Coral Springs development, which will revitalize the most active corner of the city.

Phase I of Modera Coral Springs offers 351 spacious one-, two- and three-bedroom apartment homes with den layouts available.

Bathrooms feature tile shower surrounds, soaking tubs, double vanities, and linen closets. Select homes will offer city and green space views.

Community amenities at Modera Coral Springs include a rooftop deck, resort-inspired pool, barbecue areas, picnic tables, resident clubhouse, game room, conference room, and a club-quality fitness center with a yoga/Pilates studio and group fitness area. The pet-friendly community includes a dedicated dog run and pet spa. Residents also have access to digital package lockers, controlled-access garage parking, bike storage, and additional storage options.

Phase II offers 353 homes and 32,280 square feet of retail space. Modera Coral Springs Phase II will offer one- two-, and three-bedroom homes with select den layouts and an average size of 1,021 square feet. Phase II will offer a distinct set of community amenities but home interiors will be similar to those of Phase I. First move-ins for Phase II are anticipated for fall of 2025.

Situated at the southwest corner of Sample Road and N. University Drive, the Broward County location sits 20 minutes northwest of Fort Lauderdale and just south of Parkland. The community is positioned just north of Coral Springs recently completed Downtown ArtWalk, which creates an attractive pedestrian-friendly environment.
